Have used Precise Mortgages for 2 bridging transactions in November 2022 followed by 2 remortgages in 2023 of the 2 properties. I have then used again in October 2024 for a refurb BTL and just completed on the remortgage for the house. The most bridging transaction was time sensitive as was my first auction purchase and this was very smooth throughout. The remortgage was also fairly smooth. My only criticism was it was much slower for the mortgage offer to come out. It wasn't overly long but far slower than the bridge offer. On the bridge the offer was out a couple of days or so after the valuation whereas on the remortgage it was closer to 7-8 working days. Apart from that I will continue to use Precise as I feel I have a good business relationship with them and they value me going back to them for repeat business.

Wanted to secure an asset for myself by asking Percise mortgages for consent to let on my property. My personal circumstances meant that my 1 bed first floor flat was no longer suitable for myself to live in and it was proving difficult to sell after spending a year on the market. I asked percise for consent to let so I could keep it as financial security for myself. They refused, I had to move out due to my circumstances and leave the flat empty and continue to pay all bills, while it was still on the market. They then threatened me with breach of my mortgage teams and threatened to take the flat off of me because I wasn’t living there. Added unnecessary stress and anxiety to an already stressful situation. Ended up having to tell them to back off for medical reasons. After I provided them necessary paperwork I wasn’t even breaching my mortgage. Luckily I finally managed a sale on the flat but that was my only personal asset gone. I wouldn’t recommend Precise because of the strict terms of the mortgage, no consent to let and also you can’t move the mortgage to another property so forced to pay high fees to get out the mortgage. I lost a lot of money from this outcome they forced onto me.

After some financial difficulties we had to voluntarily surrender the house. We handed the keys back, after a year they finally sold it, however we only know this due to a neighbour telling us someone has moved in. It’s not been months and we have had no email, letter or phone call. No reply to our emails either and when we call up we always get “not my department Ill pass you to the next person” then another 10 minutes on hold until the next person says the same thing until you’ve gone round the whole team and no one wants to talk to you. Absolutely beyond the joke and will be reported to the financial ombudsman. Avoid this company at all costs!!!!
